If you’re not interested in househacking, another option is the “life in flip”. You buy a kind of crummy but livable house at a discount, and slowly fix it while you live there over two years (two years is important for tax reasons), then you sell it for the profit and do it again. This won’t reduce your day to day housing, but it will give you significant chunks of money to invest if done right.
